The Apartment
Ca' San Sebastiano is a south-facing 100 sq/mtrs canalside apartment on the Dorsoduro, which is one of the quietest and most sought-after areas of Venice. In a building on the corner of 2 canals, it retains it's original spacious layout from it's construction in 1910. The apartment is 5 minutes from the delightful Zattere and 2 minutes from the lively Campo Santa Margherita. It is close to all the major sights, but away from the main tourist traps, making a stay here restful even in the busiest months. The whole interior has recently been restored. Rooms are bright and spacious and most have moulded plaster ceilings with old Murano chandeliers; floors are of travertine limestone, carrara marble or ceramic sandstone. 2 of the 3 bedrooms look out over the canal and the living room has a very large and comfortable sofabed. The apartment has a separate, well-equipped kitchen. Other features/facilities include Internet access, flat-screen TV for watching DVDs, DVD player and stereo, film library and a comprehensive selection of Venetian-themed books. The apartment is beautifully furnished throughout with a mixture of contemporary and antique styles, including a magnificent Henri II carved walnut bed. The Area
Dorsoduro is one of six sestieri or districts of central Venice and is located on the south-western side of town. It includes the long, southern shore of the city which faces over the water to the Giudecca. Dorsoduro is our favourite district of Venice. It houses some of the city's finest art, best museums, most picturesque canals and palazzi, not to mention some of the coolest cafes and most stylish restaurants in town. This vibrant, bohemian area is home to Venice's university, ensuring the general vibe is artistic, youthful and relaxed. Dorsoduro's eastern end stretches out to the panoramic Punto della Dogana, which has recently reopened as a fantastic new exhibition space. At this end of the sestiere you'll find grand palazzi and, at the Accademia Bridge, the most attractive stretch of the Grand Canal. Over to the west you'll discover some of the most authentically Venetian neighbourhoods, unspoilt by tourism and dotted with many unmissable churches and squares. In between are many winding canals; the sort that just have to be immortalised in holiday photographs.The district's main hub is Campo Santa Margherita, just two minutes from the apartment. This long campo fulfils just about every function of a public square: in the daytime you'll find a fish and vegetable market, locals relaxing with a coffee or a Campari Spritz, children playing, stalls selling antiques, a supermarket and many excellent cafes and restaurants. In the evening it then becomes one of Venice's most popular places to relax, socialise or simply watch the world go by. Immediately outside the apartment is the church of San Sebastiano, whose celebrated interior was the 24-year-long project of local artist Veronese. Close by you'll also find the Accademia and Guggenheim Galleries, the Frari, the Scuola Grande di San Rocco and the Scuola Grande dei Carmini. The famous Ca' Rezzonico, including its useful vaporetto and traghetto stops, is just a few minute's walk away on the Grand Canal.Read a New York Times article on the Dorsoduro.

Q. People tell me the best way to navigate Venice is on foot. What are the walking distances from the apartment to the major sights?A. Walking is the easiest and very often the quickest way to get around the city. The apartment is 10 minute's walk from Piazzale Roma (the bus and road taxi terminal) and 15 minute's walk from Venezia Santa Lucia (the railway station).A 5-minute walk will take you to the Ca' Rezzonico on the Grand Canal and also to the Accademia Gallery and bridge. A 10-minute walk will take you to the Guggenheim Gallery or to the Frari; St Mark's Square and the Rialto are just 20 minutes away.Q. Is the cost for utilities included in the rental?A. Yes, we provide gas for cooking and heating and electricity for all appliances and lighting. In order to keep costs down we kindly request that you use fuel as sparingly as possible and ask that you don't leave lights or appliances running unnecessarily. Unlimited Internet use is also included.Q. Do you supply the household linen? Is cleaning included, or must we pay for housekeeping separately?A. All bed linen, bath and kitchen towels and final cleaning upon your departure are included in your rental. For stays longer than one week, linen and towels are changed and cleaning of the flat is done weekly. This service can be arranged more often for an additional charge. We do kindly request that you tidy up the apartment before your final departure, discarding leftover food, washing any soiled dishes or kitchenware and removing your rubbish. Q. Is there any flexibility to your "3-night minimum" stay requirement?A. Yes, depending upon our availability and the season, we do sometimes accept a 2-night stay. Please note, in this case, there would be an additional €50 charge for housekeeping. Q. Do you provide parking? What is the easiest way to reach Venice?A. Venice is easily accessible by aeroplane, car, train or cruise ship. Two airports service Venice directly, with frequent bus and taxi services from both Aeroporto Marco Polo (VCE) and Aeroporto di Treviso (TSF). Aeroporto Marco Polo is also serviced by water taxi and waterbus routes. By car we can recommend a number of parking facilities both at Venice's Piazzale Roma and on the mainland in Mestre. Most major rental car firms (Avis, Hertz, Alamo/National, Europcar, etc.) also operate offices directly from Piazzale Roma, which allows you to rent and return hired vehicles in Venice proper, rather than at the airport location (a good option if you'd like to take a daytrip drive through the countryside outside Venice). By train the station Venezia Santa Lucia is a few minute's away from Piazzale Roma and very accessible for arriving at our property. If you're arriving or departing Venice by cruise ship, our apartment is also very conveniently located for the Stazione Marittima at the San Basilio pier. We are happy to recommend the best method of arrival based on your travel plans. Q. My flight is delayed! What do I do?A. We certainly understand that traveling can bring unexpected delays. We will provide you with the mobile number of our property manager, Irene, so that you can keep her informed of any change in plans. In the unlikely event that you cannot reach Irene, you will be given contact information for me as well. Q. What time can we arrive? And when must we leave by?A. 3pm is the usual check-in/arrival time; 11am the check-out/departure time. This allows us sufficient time for cleaning and preparation of the apartment for incoming guests. It is sometimes possible for us to allow an extension of these hours, but we must be notified well in advance. Furthermore, we cannot guarantee an extension of these hours as we accept bookings for vacant days at any time. If you're arriving in Venice early or departing late and the property must be prepared for another party, it is possible to arrange for your luggage to be stored or for luggage to be dropped off upon arrival. There are also left luggage offices both at the railway station and at Piazzale Roma, next to the tronchetto shuttle service.Q. This is my first visit to Venice; what is there to do there?A. The question should be "What isn't there to do there?" Venice and the surrounding countryside on the mainland offer a varied itinerary of interesting things to see and do, including (but not limited to) cooking classes, winery tours, daytrips to nearby towns/villages, river cruises, beach outings ... the list truly is endless. Ask us! We're happy to recommend and help in the planning of your Venice visit. Q. Who do I contact if there is a problem during my stay?A.
